Tom Holtz
Co-Owner IRH | Chief Executive Officer – Holtz Companies

Tom is the CEO and Co-Owner of International Residence Hall. Tom directs all activities of the company and leads by example in maintaining a culture of honesty, transparency, and integrity. Tom’s philosophy in life is simple – treat others with kindness and give generously. Tom follows these beliefs everyday by giving back to the communities he works in, both financially and with his time. He has a strong sense of devotion for the nonprofit sector, and a deep appreciation for what he has to share with others, and as such is an advocate and supporter of area nonprofits such as Sleep in Heavenly Peace, local Boys and Girls Clubs, area Food Pantries, Agrace, and many, many more.

Tom has been in the building business for over 30 years and has overseen hundreds of projects from waterparks, large multi-family units, simple and complex remodeling to high-end residential, hotels, restaurants and other large commercial buildings.

Tom grew up on a small dairy farm, established in 1895, in a village called Rock Springs, Wisconsin. Growing up on a farm gave him values such as hard work, family bonds, and playing his part to contribute to a family business. He was allowed to play one sport (football) during high school, so he could continue the century old tradition of working on the farm while his father also worked construction and his mother in nursing. Tom likes spending time with his wife and three adult children as well as cheering on the Badgers and Packers, and playing an occasional round of golf.

Dan Bullock
Co-Owner IRH | President- Holtz Companies

Dan is the President of Holtz Builders, Inc. (HBI). He oversees all the activities of the company. Dan obtained a bachelor’s degree in Administrative Management from the University of Wisconsin Madison Business School and went on to earn an MBA from the University of Wisconsin Oshkosh, where he earned the Graduate School Honors Award while running a few businesses with his family. He started working at an early age and has a strong work ethic. Dan enjoys sharing his experiences and helping lead others to success.

Dan has owned businesses, worked in the State Capitol, and worked for a large, national construction and manufacturing company before joining HBI. He shares in the HBI values and appreciates the award-winning culture!

Dan and his wife Kathy have 3 children, and they enjoy traveling, playing games, or attending concerts or the theatre. Dan’s interests include golf, motorcycles, and being involved in local charities like the Knights of Columbus.

Brock Ryan
Principal/Member

Brock Ryan, a seasoned entrepreneur, is a name synonymous with success and community service. Armed with a strong work ethic and a keen business sense, Brock started his entrepreneurial career in the insurance industry at age 23, and has practiced in real estate and technology before joining the IRH team. Brock believes that success is not only measured by professional achievements but also by the positive impact one can have on the world and the people within it.

Brock's success, however, is not confined to the boardroom. A man with a heart for community service, he has consistently used his entrepreneurial success as a platform for giving back. From supporting local charities to organizing community events, Brock actively seeks opportunities to make a positive impact on the lives of those who are in need around him.

Brock holds his family close as a priority in his life. Happily married to his wife, Teresa, and dad to their two teenage children, Ella and Blake, Brock ensures that despite his demanding career, he remains actively involved in his children's lives.

An avid golfer, Brock enjoys hitting the greens to unwind and challenge himself on the course. He also has a passion for UTV (Utility Task Vehicle) adventures in the picturesque landscapes of Arizona. Exploring the rugged terrain and enjoying the thrill of off-road excursions with family and friends is a cherished pastime for him.

Tommy Olson
Principal/Member

Tommy Olson is a seasoned Corporate Banking Executive with over 15 years of experience in the financial industry. With his extensive expertise, he navigates the intricate landscapes of finance, specializing in the identification, qualification, and securement of new project equity and financing for International Residence Hall.

A scholar at heart, Tommy holds two Master’s Degrees; one from Marquette University in Applied Economics and the second from the University of Wisconsin Milwaukee – Lubar School of Business in Financial Analysis. His academic journey began with a BS in Finance from the University of Wisconsin River Falls, culminating in his completion of the ABA Stonier Graduate School of Banking at the prestigious Wharton School of the University of Pennsylvania.

Beyond his professional pursuits, Tommy is deeply rooted in community service. He has dedicated his time and expertise to organizations such as Norris, Inc., a residential treatment center and school for young males, and the Center for Families in Madison. Tommy's commitment to the well-being of his community extends to his involvement in youth sports, where he actively fosters the growth and development of future generations.

Tommy Olson serves as our primary financial strategist, overseeing the identification, qualification, and securement of new project equity and financing. With his extensive background as a Corporate Banking Executive, Tommy brings a deep understanding of corporate finance and strategic partnerships. His ability to engage with capital markets participants, community equity partners, banks, and other stakeholders will be instrumental in acquiring project financing to allow us to keep growing and serving more communities.

Ron Kempkers
VP of Operations and Development/Owners Representative

Ron is the Vice President of Operations and Development, as well as the Owners Representative for International Residence Hall. Ron is responsible for all aspects of new facility development from inception to student resident move in. He also oversees the IRH operations team to maximize process, procedure, and financial efficiency. Ron is passionate about ensuring a culture built on trust, mutual respect, comradery, and teamwork.

Ron started his construction career more than 20 years ago in the world of concrete where he quickly expanded into framing and finish carpentry, then into General Contracting where he became a licensed General Contractor in 7 states. Ron has been successful in all levels of management from single offices, to regions, to divisional territories with hundreds of personnel under his guidance and leadership. With no challenge too big or small, Ron prides himself on always being the “Go to” person to solve a problem.

Ron owes his drive and discipline to succeed from being a veteran of the United States Marine Corp. He started in infantry, then went on to the Fleet Anti-terrorist Strike team, and ended his career in personal security for a high-ranking military official and his family.

When not working, Ron’s world revolves around his wife of 27 years, their son and their bulldog, usually on a golf course in the summer or snowmobile in the winter.

Scott Bell
National Director of Operations

Scott Bell is the epitome of hospitality. With thirty years of experience in the field, it’s no wonder why Scott has never met a stranger before! In his early days of his career, Scott honed his skills in the sports arena. He was the General Manager of several country clubs and then spent a decade as the Director of Business Development at Monroe County Sports Commission.

In 2015, Scott pivoted his career to hotel and resort management, where he spent the next seven years managing a few elite lodging facilities in Upstate NY. During his time at the Watkins Glen Harbor Hotel (named “the Best Waterfront Hotel in the Nation” by USA Today), Scott displayed ingenuity, visionary excellence, and just plain grit, as he took the hotel and its team through the pandemic…and beyond! It was in this role that he solidified his leadership style with the perfect blend of hospitality, leadership, respect, passion and inclusion.

From here, Scott joined the team at IRH as General Manager in 2021, and was promoted to National Director of Operations in 2022. During this time, he has opened Pigeon Forge and Branson West. He is very much looking forward to future openings, and building and leading teams that seek to exceed expectations every day.

In his spare time, Scott enjoys spending time with sons, Zachary and Spencer, who are recent college graduates. He enjoys taking long walks with his dog, Dutton, spending time with his family and friends, playing golf and pickleball; but his happiest place on earth is on the water. No matter what Scott is involved in, he gives 100% of his focus, energy, and passion.

Ashley Mayo

Born and raised in Northern Virginia just minutes from the nation's capital, Ashley has experience across a variety of industries. From sports coaching and hospitality management to being a personal organizer, her drive and attention to detail are assets to the IRH team.

Ashley first joined Holtz Companies in 2021 where she worked as a Project Assistant for Holtz Builders. As a Project Assistant, she gained a unique perspective in the design and construction of our award-winning IRH Pigeon Forge facility.

Fascinated by our operations and future growth, Ashley joined the IRH team as a RevOps Manager in 2023. Working behind the scenes, she aids in the opening of new facilities, manages bed inventory across three states, and ensures that each IRH location is set up for administrative success.

In her free time, Ashley enjoys spending quality time with her husband, Scott, and four dogs: Cooper, Cody, Zeta, and Jackson. They can often be found exploring all of the beauty - and coffee - that East Tennessee has to offer.

Anjel Seely
Staff Accountant

Anjel Seely hails from Madison, Wisconsin, and graduated from Wauzeka, WI. For the past 10 years, she has called Mauston, WI, home. Anjel holds an Associate’s Degree in Applied Science and has spent the last seven years working as an Accounting Clerk. She is excited to bring her expertise to IRH, where she continues to expand her educational and professional background.

At IRH, Anjel is passionate about accuracy, reliability, and maximizing her potential. She plays a crucial role in maintaining updated and accurate financials for the management team, contributing to the overall success of the IRH team. Anjel particularly enjoys working with numbers and appreciates the genuine and helpful nature of her colleagues.

Outside of work, Anjel is very close with her family, including her dad, stepmom, brother, niece, and nephew, and cherishes spending as much time as possible with them. Her hobbies include reading, enjoying campfires, target practice, attending comedy shows, and live music events. Anjel is also involved in her local Spiritual church and camp, where she finds peace and fulfillment. Known for her attention to detail and friendly nature, Anjel brings warmth and dedication to both her professional and personal life.

Mary Maniak
General Manager

Mary Maniak is the General Manager of IRH Wisconsin Dells, a role she has held since the location's opening 10 years ago. Having owned and operated a hotel in Wisconsin Dells for 12 years prior to joining IRH, Mary brings a wealth of experience to her position.

Mary is passionate about meeting people from all over the world and takes pride in creating a safe, welcoming environment that feels like home for the residents. She actively supports her team by listening to their ideas and suggestions, fostering a collaborative atmosphere that contributes to the overall success of IRH. One of the aspects Mary enjoys most about her job is the opportunity to be a "mom" to 1,400 people every summer, ensuring that each resident has a positive and memorable experience.

Outside of work, Mary has been happily married to her husband for 33 years, and together they have twin boys. Originally from Poland, Mary enjoys sharing her heritage through her famous Polish Sausage, a favorite among friends and family. She also loves going on walks in local parks and taking vacations to warm, tropical destinations. Mary is deeply involved in the community through her support of the non-profit International Angels, helping residents connect with the local community and enjoy their time in the Wisconsin Dells.

Heather Coley

Residence Director, IRH Foley

Heather was born and raised on the beautiful Alabama Gulf coast and her strong connection to the area makes her a perfect fit for the Residence Director position at our Foley, AL location. She is a caring, fun-loving, inspired leader who has a deep passion for our residents. Her 13 years serving as the Supervisor of Student Support for Columbia Southern University was a rewarding time as she accompanied them along their academic journey. Having that knowledge to draw from has proven invaluable as the daily lives of many IRH residents of the same age and season in life cross through the threshold of IRH Foley.

She has been married to her best friend, husband Gene, for 15 years and is blessed to be the mother of three beautiful daughters as well as two dogs Milo and Stormie. An active family that takes full advantage of the beautiful Gulf shores, you can find them on the volleyball court as they have a deep connection to the sport.

She has a passion for travel and it has been expressed in her six year career as a travel agent, creating moments that last a lifetime for families who seek to see other cultures and experiences outside of our borders. Her fascination and connection to many of the countries that our residents reside in has been a wonderful resource to form bonds of understanding and compassion with them. Her vibrant smile and infectious personality motivates the staff of IRH Foley to strive for excellence while providing a home away from home for those on our campus.

Mallory Crane
Residence Director, IRH Branson West

Having been raised in the Finger Lakes region of Western New York, Mallory has been surrounded by hospitality professionals nearly her entire life. Mallory was a three-sport athlete in high school, she is no stranger to competing and success. Gymnastics was always on the forefront of her mind, having won multiple awards throughout her years in school.

Following her initial stint in Corning New York, Mallory packed her car and drove off to the University of Central Florida. She graduated with her bachelor's in Hospitality Management and from there has had many roles in the Hospitality industry.

“I feel very fortunate to work in an environment which includes so many residents from various parts of the world. Each of our residents and staff contribute to a wonderful culture, I am proud to be a part of”.

Mallory has an uncanny ability to show empathy and compassion. Outside of work, Mallory has always enjoyed spending time with her family. Her true love is her long-haired Dachshund, Oscar. She enjoys hiking, being on the lake, and spending time with those that are near and dear.

Brandon Boone
Residence Director, IRH Pigeon Forge

Brandon Boone is the Residence Director for IRH Pigeon Forge located in the beautiful Smoky Mountains of Tennessee. He is originally from Camden, South Carolina where he excelled in sales and marketing with a focus on customer service. For 8 years he was a morning show host and Program Director for WSTS 100.9 FM in Fairmont, NC. He has been married to Ashley Boone a native Sevier County resident for 2 years.

Currently, he is actively serving as a Preteen Pastor for Connect Church and enjoys mentoring the next generation of Sevier County. Brandon is active in local philanthropy in the Sevier County area and loves supporting local organizations like Isaiah 1:17 House, SMARM, Hearts4Internationals as well as others.

He is an avid golfer, loves bowling, mountain drives and South Carolina Gamecock sports.

Jamie Alvin
Residence Supervisor - IRH Wisconsin Dells

Jamie Alvin was born in Baraboo, Wisconsin, and relocated with her family to Cincinnati, Ohio, at the age of two. Despite the move, the Wisconsin Dells remained a beloved vacation spot throughout her youth. During her high school years, Jamie often worked summer jobs in the Dells, enjoying the vibrant tourist atmosphere.

After graduating, Jamie returned to the Dells, where she settled down, married, and raised three children. She cherished her time as a stay-at-home mom, focusing on her family during her children's formative years. Once her children were grown, Jamie began working in Guest Services at a local resort. In 2018, she met Mary Maniak and was instantly drawn to her personality, leading Jamie to join the IRH Wisconsin Dells team.

Jamie rose to the role of Resident Supervisor, where her charming personality and warm smile have made her a favorite among both the team and residents. She continues to bring joy and positivity to the Wisconsin Dells location, embodying the welcoming spirit of IRH.

Jalynn Velez
Residence Supervisor

Jalynn is the Front Desk Supervisor for IRH Foley. She is originally from Miami, FL and has been a Foley, AL native since the age of 10 years old with Colombian and Puerto Rican backgrounds. She is a warm, energetic presence for the residents and an ambitious leader of the team. Being bilingual is a huge asset to have on the team with so many of our International friends being a part of the IRH family. It is not uncommon to see Jalynn excelling at every role in the day-to-day operations of the campus. Her Grandparents are her greatest influence as they have molded her with wisdom beyond her years. While working for Citizen’s Bank she gleaned many business skills and customer service traits that apply perfectly to her role with our company today.

Jalynn is an athlete and enjoys playing softball on the weekends as well as painting on the beautiful gulf shores. Jalynn is very intelligent with a bright future in our company as she continues to grow and learn the responsibilities and daily habits of a successful leader for IRH. The sky is the limit, and we are excited for her future.

Courtney serves as the Social Media Coordinator at International Residence Hall, a role she is deeply passionate about. Her love for social media blossomed during her time in high school when she was an active participant in FBLA competitions, specifically excelling in the social media categories. Courtney takes pride in contributing to the growth of her company's brand and making a positive impact on the community, both locally and globally. In addition, Courtney enjoys taking part in the IRH Angels Program, where she watches the residents give back to local communities. She finds fulfillment in seeing the impact it has on both the residents' lives and her own. Courtney also enjoys organizing events that foster a sense of community and belonging among residents. Her role at IRH allows her to combine her passions for social media, event coordination, and community engagement, making it her "dream job". Outside of work, Courtney stays up-to-date with the latest trends, regularly attends church, indulges in coffee, spends quality time with her family, and finds joy in laughter. Known for her outgoing and friendly nature, Courtney is happily married to her childhood best friend Jacob, and together they are raising two babies Brooklyn and Roman.

Chad Nicol
Residence Facilities Director

Chad Nicol grew up in a small town in Utah, where his father taught him the values of hard work, problem-solving, and logical thinking. He began working at the age of ten with his own lawn mowing business and later gained experience across many fields including construction, transportation and logistics, and hospitality. In 2015, Chad found his passion for Facilities Management while working at Thanksgiving Point Institute in Utah.

After marrying his wife Misty in 2019, the couple was inspired by an episode of “House Hunters” to relocate to East Tennessee. Chad joined IRH Pigeon Forge as a maintenance technician and quickly advanced to IRH Residence Facilities Director, contributing to the openings of the Pigeon Forge, Branson West, and Foley locations.

Chad enjoys spending time with his wife and their four grown children in his free time. He is passionate about home improvement and woodworking, often tackling projects himself. Whether on the golf course or riding his motorcycle through the backroads, Chad’s friendly nature ensures he’s always making new friends.

The primary goal of IRH is to create a safe, inviting space for residents to thrive and build community during their time in our halls. With our welcoming and inclusive design elements like community kitchens and living spaces, developing friendships that feel like family is not only inevitable - it’s nearly effortless.

From educational events to cultural exchanges, the Host Team works to create avenues and opportunities for residents to experience a myriad of places and people both within our residence halls and our community. As we prioritize the safety and well-being of each resident who calls IRH “home,” our Hosts are accessible 24/7. The IRH hospitality team values each resident and their security above any other aspect of our roles as caretakers in each residential facility.
